Rates, Payment, Cancellation, Pets, Hot Tub & Smoking Policies Casita de Chuparosa accommodates 1 - 5 persons in 2 Bedrooms, Quality Queen Bed in Master Bedroom, Quality Double Bed in 2nd Bedroom. 5th person(s) may sleep on Portable Double Aero Bed or Living Room Sofa with removable back pillows with extra sheets, comforters, blankets, pillows provided. Under certain circumstances, the Casita could accommodate up to 6 (ex: 4 adults and 2 children). For maximum comfort, we recommend no more than 4 guests. We do not require Security Deposits or charge Cleaning Fees! 2009 Nightly & Weekly Rates - 2 Night Minimum 1 person rate $130 night, 2 night minimum - $780 week (7 nights - Book 7 nights, Pay for 6 = $111 per night) 2 person rate $140 night, 2 night minimum - $840 week (7 nights - Book 7 nights, Pay for 6 = $120 per night) Additional persons only $10 each per night or discounted $50 week (7 nights) more info below. All Legal Holidays require a 3 night minimum. If staying on the holiday, please book 2 additional nights. i.e. - Labor Day, Memorial Day, 4th of July etc. weekends require a 3 night stay. No tax on monthly stays. New Mexico does not require us to collect sales tax for a monthly rental, it is considered a long term rental. Monthly rentals are provided with breakfast provisions for your first week. Monthly stays do not include restocking of initial provisions. We are fully licensed with the State of New Mexico & Rio Arriba County, License #240. New Mexico State Laws require we collect and pay 6% New Mexico gross receipts taxes, Other rentals who do not collect 6.18% gross receipt taxes are unlicensed and not adhering to New Mexico State and County laws and not contributing to our State and County economy. Payment  and Pay Pal payments. We gladly accept Visa, Master Card, American Express & Discover Cards. Secure payments to us, made by phone or a Pay Pal invoice may be sent to you to deposit funds directly to us via Pay Pal secure payment. We will also accept your Personal check for payment(s) for the exact amount. If paying by check, A credit card number is required to confirm and hold your reservation until check arrives. Checks must arrive within 5 business days after booking is called in or Credit card will be charged for payment. Sorry, Personal Checks not accepted for reservations made within 30 days prior to arrival. 50% of total rate, due at booking. Balance due on or before 30 days prior to arrival. If booked within 30 days of arrival, full payment by credit card due at time of booking. No Security deposit or Cleaning fees required! Unlike most other vacation rental agencies. Our great guests have proven that human beings can be trusted to care for other peoples property. Please remember you are responsible for replacing any items that may break during your stay...i.e glassware, dishes. etc. Good Karma backatcha! However, if after you depart we notice any damages to the Casita - We will advise you that you will be charged for damages on your credit card on file. Cancellation Policy Vacation homes operate differently from Hotels. We have only one property. Hotels have many, even hundreds of rooms, We work hard to advertise our single property and most times, reservations are booked many months to over a year in advance. We turn away many customers for dates that may be reserved in advance by you. If you cancel and give short notice, it is usually very difficult for us to rent your space with a last minute reservation or can be difficult to rebook even with a month's notice. We do understand that circumstances and emergencies may come up, We will work with you if this occurs. If concerned about the possibility of a last-minute cancellation, please consider purchasing travel insurance for your protection. Travel Insurance websites mentioned below. You may cancel your reservations from the time you made your booking until 30 days prior to your arrival date and receive a full refund less a 3% handling charge. The fee goes towards the credit card fees that we are charged to process the initial payment and the refund payment or we will credit you towards a future booking with no fees. Booking must be made within 1 year of initial reservation and all no additional date change allowed. All accommodation credits valid for a maximum of one year. Gift certificates valid from one year of original purchase date. If you cancel within 30 days of your scheduled arrival date, We will refund your payment, less 3%, Providing we can rebook any of your dates of your stay. We will open up your dates booked on our the availability calendar and do our very best to try to get the Casita re-booked for you. Refund can not be processed until after your original departure date, to make sure we are able to rebook your dates and guests who have rebooked your dates, do not cancel. If dates can not be re-booked, Sorry to say, you will forfeit your payment. We strongly suggest acquiring Travel Insurance. Holiday bookings require 45 days notice of your scheduled arrival date. We will refund your payment, less 3% credit card fee, Providing we can rebook any of your dates. Refund can not be processed until after your original departure date, to make sure we were able to rebook your dates. If dates can not be re-booked, you will forfeit your payment. We are not responsible for adverse weather and road conditions that may affect your stay with us. We recommend appropriate vehicles during Winter visits. Low clearance vehicles hinder driving along and on some of the areas most scenic highways and vista points all months of the year. Albuquerque Airport rents many types of four wheel or all wheel drive vehicles. Four wheel drive vehicles are not required to access Casita de Chuparosa, but recommended to be able to drive on many off road scenic routes. We are located off a paved road with a 1500 foot dirt-gravel road to the Casita. Dogs and Horses We are pet friendly and also respect guests with pet allergies. Sorry as much as we love cats, cats are not permitted. Many more folks have allergies to cats than dogs. Dogs - One small dog (under 25 pounds) allowed at no charge with prior approval. Please mention you are bringing your pet, when reservation is made. Extra small dog - $10 per night. The back courtyard is completely fenced with gate with a 4 1/2 foot high wood fence. The Master bedroom door opens up to the back courtyard. The front courtyard with entrance gate is completely contained within a 3 foot high rock wall. Keeps small dogs in. Dogs may be left alone in back courtyard with no worries they will get out. Doggie Pooper/Scooper and Can provided. We do not charge security or cleaning fees, as many other vacation homes owners - agencies do. We kindly ask that you bring your pet(s) with you during your outings and do not leave your pet(s) alone in the Casita or in the fenced yards while you are gone. Due to future guests that might have allergies to pets, we ask that guests pet(s) stay off furniture and cover furniture with extra sheets that we provide for you and that your pets be clean. The Casita contains many Native American wool throw rugs, We put away the rugs for Guests with pets. The Casita is kept extremely clean and we ask that you leave the Casita in the condition it was in when you arrived. We also provide towels to wipe off your pets feet upon entering Casita. We use only organic cleaners, soaps in our Casita and no toxic pesticides for those of you with Chemical sensitivities. We also use a Hepa filter vacuum after all guests. Horses No charge. Bring your own hay. Your Horses are provided with a large water trough- heated water in winter. A large paddock, overhang to protect your horse(s)out of weather & a larger separate 2 acre turn out area. Large turnaround area to park your horse trailer. Access to hundreds of miles of trails outside your front door! Next to the Carson and Santa Fe National Forests and BLM land. Hot Tub on Elevated Deck Our Hot Tub (Hot Springs Spa "Jetsetter") is situated down a slightly sloped trail approximately 150 feet from your Casita back courtyard gate. It is perched on an elevated redwood deck surrounded by 2 Juniper trees (This location was chosen for extra privacy). There are all kinds of massage jets. It is perfect for 2, however 4 persons can fit cozy, if you don't mid playing "footsies". You just wont be as stretched out in the tub. The temperature is 98 degrees and will be lowered on extra hot days/nights and raised during colder winter months. It is meticulously cleaned and PH is checked daily. Small solar lights light up the trail at night. Children under 18 are permitted only with adult supervision. The Views from the Hot Tub on the elevated deck are awesome - 360 views of local mountain ranges, Incredible sunsets and a picture perfect view of O'Keeffe's Flat topped Cerro Pedernal Mountain! Also awesome star gazing while in the Tub. There is plenty of privacy for those that like to soak "Au Natural". There are also 2 lounge chairs with ottomans near deck to enjoy the sunsets. Oversized Towels provided for Hot Tub usage. Smoking IMPORTANT NOTICE TO SMOKERS -Casita de Chuparosa has a NO SMOKING inside policy. For reasons of fire safety, health, odor, environmental concerns and respect to 99% of our guests who don't smoke, PLEASE BE ADVISED : If not smoking inside the premises poses a problem for you, then this isn't the place for you. A provided ash tray must be carried with you at all times when you smoke on property. Please no butts on ground to prevent fires and litter. Amenities We do our very best to insure every amenity we mention is offered. Occasionally, beyond our control...Ex: Thunderstorms ands Snow may temporarily interfere with Internet, Phone and Satellite TV service.
